Some projects begin with a blank slate. Others begin with responsibility. The Irving Street Custom Home was one of those projects. Located in Sarasota’s historic West of Trail area, the project began with a modest existing residence that had quietly occupied the property for decades. Before demolition began, we spent time documenting the structure and reflecting on the life it had already lived — the families it sheltered, the routines it held, and the memories attached to it.
As builders and developers, it is easy to focus only on what comes next. But meaningful residential work requires respect for context: the neighborhood, the scale, the street presence, and the emotional connection people have to home. This project was never intended to feel oversized or performative. The goal was to create a residence that felt intentional, timeless, and deeply connected to the way people actually want to live.
Designed in collaboration with Solstice Planning & Architecture, the home balances strong architectural composition with warmth and livability. The result is a residence defined not by excess, but by proportion, natural light, material restraint, and carefully considered detail. Throughout construction, the project demanded a high level of coordination and craftsmanship. From structural execution and sequencing to finish integration and indoor-outdoor transitions, the process required continuous collaboration between design, trades, consultants, and field supervision.
The construction journey itself became part of the story.
Images from the early phases reveal a transformation in motion — the original structure giving way to framing, structure, detailing, and ultimately a completed home that feels grounded within its environment rather than imposed upon it.
What makes this recognition especially meaningful is that the award reflects more than aesthetics alone. It acknowledges the collective effort required to deliver thoughtful residential work at a high level.
Receiving SRQ Magazine’s Platinum “House of the Year” recognition is an honor for everyone involved in the project: the clients who trusted the process, the architects and consultants who shaped the vision, and the craftspeople and trade partners who executed the work with care and precision.
For Modus Builders, the project represents the type of work we continue to pursue — homes where design, execution, and experience are aligned so that nothing feels accidental and everything feels intentional.
The Irving Street Custom Home stands as a reminder that residential construction is ultimately about people, memory, and place. The best homes do not erase history entirely. They build upon it.
