129 Pierson Lane is designed to sell lifestyle, atmosphere, and resort-level living. A new residence is in development at 129 Pierson Lane on Siesta Key, led by developers RJ Diaz and Michael Fenton, with design direction by RJ Diaz and JTL Design Studios serving as Architect of Record.

Planned as a coastal-modern spec residence, the home is being designed to meet a clear market reality: land-locked homes on Siesta Key must compete through architecture, lifestyle, and emotional impact.

The current plans call for approximately 4,734 square feet under air and 7,028 square feet total under roof on an 11,994-square-foot lot.

Rather than approach the project as a conventional spec home, the development team has focused on creating a private resort experience. The plan includes a central pool and spa environment, sun shelf, outdoor kitchen, open living spaces, guest suites, bunk room, office, family room, butler’s pantry, and a split garage configuration.

The first floor is designed around entertaining and connection, with the kitchen, dining, living, pool bath, outdoor kitchen, pool, spa, and sun shelf all working together as one indoor-outdoor experience.

The second floor adds a primary suite, additional guest suites, bunk room, office, family room, and balconies, creating a flexible layout suitable for family living, hosting, and extended stays.

The home also reflects the practical demands of coastal construction. Plans identify elevated finished floor conditions, with flood-zone design considerations integrated into the architectural planning.

For RJ Diaz, the goal is to create a home that feels intentional from the moment someone arrives.
