A full condominium renovation on Longboat Key completed in collaboration with Alicia Tran and her team at Atelier + Design. The project involved a comprehensive transformation of the residence, modernizing all primary living spaces through refined detailing, upgraded finishes, and carefully coordinated construction within a luxury waterfront condominium environment.

Design & Collaboration

Developed alongside Atelier + Design, the renovation focused on creating a cohesive and contemporary interior while working within the structural and logistical limitations of the existing building. The design emphasized warmth, material continuity, and functional refinement throughout the residence.

Careful consideration was given to the relationship between finishes, lighting, cabinetry, and spatial flow, resulting in a calm and highly resolved interior environment.

Execution & Key Elements

The scope included extensive demolition and reconstruction throughout the foyer, guest areas, bathrooms, and primary living spaces. Work involved new framing, drywall, interior painting, custom cabinetry, shelving systems, pocket doors, countertops, hardwood flooring, tile installations, and updated lighting throughout.

Integrity Euro Oak Dover hardwood flooring was integrated into the foyer, kitchen, and guest bedroom, complementing the project’s refined material palette. Custom cabinetry and built-in storage elements were carefully coordinated to maintain consistency across the residence.

Mechanical upgrades included plumbing fixture replacements, kitchen water line relocation, electrical and lighting updates, smoke detection integration, and HVAC modifications and servicing. Existing in-slab plumbing locations were maintained, requiring careful coordination between layout revisions and building constraints.

Execution required disciplined management of condominium logistics, including material handling, protection of common areas, sequencing of trades, and adherence to building access requirements throughout construction.

Outcome

The result is a carefully modernized waterfront residence that balances functionality, warmth, and refinement—bringing contemporary detailing and improved livability to the home while respecting the framework of the existing condominium structure.
