Design & Collaboration

The renovation was approached as a collaborative design-build effort between Modus and the homeowners, with particular attention given to improving the quality of light and visual cohesion across the 1,311 square foot residence.

The design centered on a non-structural ceiling and lighting remodel that redefined the living room, dining room, kitchen, bedrooms, and bathrooms through updated architectural detailing and carefully integrated lighting systems.

Execution & Key Elements

Execution required disciplined coordination typical of condominium renovation work on Longboat Key, including protection of existing conditions, sequencing of trades, and integration of new lighting systems within the existing structure.
