A full renovation of a 1950s mid-century residence in Sarasota’s Indian Beach neighborhood, undertaken shortly after the establishment of Modus Builders in Florida. The project focused on preserving the character and proportion of the original home while carefully introducing modern systems, updated living spaces, and contemporary detailing. Developed for a retired couple with a strong appreciation for art and design, the renovation balanced architectural restraint with a refined and highly personalized interior environment.

Design & Collaboration
The project was completed in collaboration with architect Tatiana White and interior designer Jennifer Masters. The design approach centered on maintaining the essence of the home’s mid-century aesthetic while improving openness, functionality, and livability throughout.
A key architectural intervention involved introducing a large structural beam to replace an existing masonry bearing wall, allowing the kitchen and primary living spaces to connect into a more unified and light-filled environment.
Execution & Key Elements
The residence underwent a complete interior gut renovation, including new HVAC systems, floor finishes, bathrooms, window systems, and custom millwork throughout. Particular attention was given to material transitions, lighting, and detailing to support both the architecture and the clients’ art collection.
Custom elements included kitchen cabinetry, a fireplace feature, and integrated metalwork designed to complement the home’s original character while introducing a more contemporary level of refinement.
Exterior improvements included renovation of the existing pool, a new pool enclosure, updated landscaping, and a shellcrete driveway that reinforced the home’s connection to its coastal setting.

Outcome
The result is a carefully restored and modernized residence that respects its mid-century origins while supporting contemporary living. The project established an early foundation for Modus Builders’ approach in Sarasota—balancing thoughtful design, technical execution, and attention to detail.
