A waterfront residential renovation and two-story addition located on Blakemore Lane in Sarasota, completed in collaboration with architect Tatiana White. The project focused on expanding and modernizing the existing residence while integrating the new construction seamlessly within the architectural character and structural framework of the home.

Design & Collaboration

Developed alongside Tatiana White, the design approach balanced new construction with careful integration into the existing waterfront residence. The project introduced a substantial two-story masonry addition that expanded the home’s functionality while maintaining continuity in proportion, materiality, and overall composition.

The addition included a new foyer, two-car garage, and integrated storage areas, designed to support both circulation and long-term livability within the nearly 7,351 square foot residence.

Execution & Key Elements

Execution required disciplined coordination between demolition, structural integration, and new construction within an occupied waterfront setting. The addition utilized a slab-on-grade masonry foundation system with engineered roof framing and wood truss construction designed to meet 160 MPH wind-load requirements under the Florida Building Code.

Particular attention was given to the integration of hurricane-rated low-E insulated glazing systems, moisture-resistant detailing, and ventilation requirements appropriate for the coastal environment.

The renovation also involved selective demolition and reconfiguration of portions of the existing residence to support the expanded layout and improve circulation throughout the home.

Outcome

The result is a carefully integrated waterfront expansion that modernizes and enlarges the residence while maintaining architectural continuity and structural resilience appropriate for its coastal setting.
