A contemporary coastal spec residence developed on Anna Maria Island as a joint venture between Modus Builders and the property owner—marking Modus’ first ground-up speculative development on the island. Developed by RJ Diaz and David Gizys and designed by JTL Custom Design Studios, the project was conceived as a resilient, design-conscious waterfront-adjacent residence tailored to the evolving coastal lifestyle market of Anna Maria Island.

Design & Collaboration

The residence was designed in collaboration with JTL Custom Design Studios as a vertically organized three-story coastal home that maximizes livability and functionality within the compact island lot conditions typical of Holmes Beach.

The architectural approach emphasizes clean forms, elevated construction, indoor-outdoor connectivity, and efficient spatial planning while responding directly to FEMA flood requirements, coastal setbacks, and high-wind structural criteria. The home incorporates approximately 2,701 square feet of conditioned living area with an additional roof deck, balconies, garage, and outdoor spaces integrated throughout the vertical floor plan organization.

The design includes multiple bedroom suites, elevator access across all levels, expansive living areas, rooftop entertaining spaces, and elevated outdoor environments intended to support both full-time and seasonal coastal living.

Execution & Key Elements

Execution required extensive coordination of coastal construction requirements specific to Anna Maria Island, including elevated construction systems, flood-resistant detailing, permeable paving systems, stormwater management, and 160 MPH wind-load compliance.

The project integrates impact-rated glazing systems, elevated mechanical systems, rooftop terrace environments, permeable paver driveways, integrated drainage infrastructure, and carefully coordinated landscaping designed for the island environment. Construction sequencing and logistics required disciplined site planning due to the narrow lot configuration and constrained neighborhood access conditions.

The residence was developed as a speculative offering intended to deliver a more refined and architecturally intentional alternative within the Anna Maria Island market while balancing durability, livability, and long-term resilience.

The result is a contemporary island residence that combines resilient coastal construction principles with thoughtful planning and elevated outdoor living—establishing Modus Builders’ first speculative residential development on Anna Maria Island.
