A waterfront spec residence in development on Siesta Key, conceived as a contemporary coastal home that balances architectural restraint, livability, and long-term resilience within one of Sarasota’s most established waterfront neighborhoods. Developed by RJ Diaz and Michael Fenton, the project reflects a disciplined approach to design, planning, and execution—bringing together thoughtful spatial organization, elevated construction, and a refined material palette tailored to the coastal environment.

Design & Collaboration
The residence was designed in collaboration with JTL Studio, serving as Architect of Record, with RJ Diaz leading the overall design direction and project development strategy.
Positioned on a waterfront site near Sarasota’s iconic Revere Quality House, the design draws from contemporary farmhouse influences while maintaining a clean and restrained architectural language appropriate for Siesta Key. The nearly 4,734 square foot under-roof program is organized to maximize natural light, waterfront views, and indoor-outdoor connectivity throughout the home.
The planning process emphasized livability, proportion, and long-term durability, integrating elevated construction strategies and carefully considered exterior forms suited to the coastal environment.
Execution & Key Elements
The project required extensive coordination of waterfront development considerations, including site planning, structural integration, utility coordination, and FEMA-compliant elevation requirements.
Key architectural elements include expansive glazing systems, integrated outdoor living environments, elevated pool and entertaining spaces, and carefully detailed rooflines and exterior materials intended to balance warmth with modern simplicity.
The residence was developed as a speculative offering intended to bring a design-conscious and architecturally refined product to the Sarasota waterfront market.
Outcome
The result is a thoughtfully developed waterfront residence that brings together disciplined planning, contemporary coastal architecture, and resilient construction principles within a highly desirable Siesta Key setting.
